budgeting
We analyze year to date and year over year expenses and provide a recommended budget to ensure your operating budget will be accurate and in good shape for the next fiscal year.
Banking and Financials
Manage common fees collections, banking, reserve fund investments ensuring there are always funds available for the required ongoing maintenance.
Reserve Fund Management
Arrange reserve fund studies and provide input to the reserve fund engineer on board priorities of major repairs. Ensure major repairs are completed when required. Work with the board of directors to create or update a reserve fund investment policy. Manage the reserve accounts and investment.
Maintenance and repairs
Hire and manage qualified contractors on your behalf to maintain your property. Obtain quotes and supervise repairs.
Records Management & Administration
Records are electronically stored and backed up off-premise. This allows for easy retrieval, security and reduces physical storage space. Board of Directors meeting minutes, AGM meetings, core, and non-core records are maintained according to the strict rules of the Condominium Act.
Status Certificates and Information Certificates
Prepare and issue all Status Certificates, Periodic Information Certificates, New Owner Information Certificates, and Update Information Certificates as required by the Act. We also maintain and update the Condominium Authority of Ontario web site for Annual Returns for the Corporation.
Bylaw Enforcement
Manage the relationships with residents ensuing the declaration, bylaws, and rules are enforced. Send out notices of infractions, follow up and resolve.
Board of Director Meetings and AGM’s
Hold regular Board of director meetings and AGM’s. These may be in-person or virtual online meetings. Provide Management reports, financial reports, including issue updates and recommendations. Provide guidance to the directors on policies and ensure they are in line with the requirements of the Act, and other regulations.
Working with Professionals - Legal and Auditor
Interface with the Corporations Lawyer to address legal issues, collections, bylaw updates, etc. Ensure the Auditor has all the information required to complete an accurate audit and year-end financial review.
Community Relations
A single point of contact for maintenance requests, Incident reports, or emergencies, via telephone, email or using our web site portal.
